MEMORANDUM <br />northwest Essociated consultants, inc. <br />TO: Little Canada Mayor and City Council <br />FROM: Stephen Grittman <br />DATE: 5 June 1985 <br />RE: I -P District Amendments <br />FILE NO: 758.09 - 85.11 <br />JUN 6 1935 <br />CITY OF <br />LITTLE CANADA <br />The attached Zoning District amendment contains the changes requested by <br />the Council at its meeting of 22 May. The changes to both text and comments <br />have been underlined. The outdoor storage /semi -truck parking area restric- <br />tions have been tied to both lot size and building area. The lot area restric- <br />tion has been set at twenty -five percent. This is less than the building area <br />maximum of thirty -five percent as the storage is an accessory use. Relating <br />to the building, the storage /semi -truck area is set at seventy -five percent, <br />once again to be less than the size of the principal structure. The net effect <br />is that as building size goes down, so does the allowable storage area. <br />For example, a 40,000 square foot lot is permitted a 14,000 square foot <br />building (35 percent). By lot area the outdoor storage area could consist <br />of 10,000 square feet (25 percent). By building area, storage could be 10,500 <br />square feet. Since the more restrictive standard applies, in this case lot area, <br />10,000 square feet would be the maximum allowable area. If the building were <br />reduced to 10,000 square feet, just 7,500 square feet of semi /storage area would <br />be permitted. <br />With regard to metal buildings, per Council directive, all buildings will be <br />required to be constructed of solid wall masonry or concrete. We have some <br />reservations regarding such a requirement. Many attractive masonry buildings <br />utilize metals as an architectural element. In addition, window and door <br />frames are often metal.
