MINUTES <br />Planning Commission <br />March 14, 1985 <br />Frattalone <br />Greenhouses <br />(Cont.) <br />O'Keefe <br />Property <br />Division <br />Motion seconded by Mr. DeLonais. <br />Motion carried 9 - 0. <br />Mr..Rocky Waite appeared before the Commission requesting approval <br />of a property division for property fronting on Old County Road C <br />and Bluwood. The property would be divided into three lots each <br />being 100 feet by 113 feet. <br />Mr. Waite questioned the need for utility easements around the <br />property lines and also stated that the Planner mentions a swail <br />on the rear lot line, and there is no swail on this property. <br />Mr. Waite explained the way the property drains. <br />The Planner stated that the reason for the utility and drainage <br />easements around lot lines is that if a property owner says that <br />he does not want the water from the adjacent lot draining onto <br />his property, there is a way to handle the problem. <br />The Planner stated that he has no problem with the proposal other <br />than he recommends that platting codes be followed. The Planner <br />also stated that the platting code requires that drainage be shown <br />on the plat and this protects all future and current property owners. <br />Mr. Waite stated that he has a survey of the property that was done <br />by Mr. Carley. Waite also stated that he has property descriptions <br />for the lots. <br />Mr. Waite also expressed concern that he would have to provide title <br />insurance and felt that this was an unnecessary expense and the property <br />owner has owned the property for 40 years. _. <br />Mr. Herkenhoff recommended approval of the O'Keefe subdivision with <br />the requirement of six foot drainage and utility easements along <br />lot lines. <br />Motion seconded by Mr. French. <br />Motion carried 9 - 0. <br />Mr. Waite stated that a registered land survey for each lot would cost <br />about $500 per lot and title insurance would be about $200 per-1.0.t. <br />Waite felt that these were unnecessary expenses. <br />Page -4- <br />
