MINUTES <br />Planning Commission <br />July 11, 1985 <br />Manes Mr. Manes stated that Mr. Anderson has been trying to develop his <br />Property property in Maplewood. Maplewood has indicated that sewer and water <br />Division will be brought to the edge of the property. <br />(Cont.) <br />Mrs. Timmons pointed out that Mr. Richie has enough property that <br />a road could go in on his property. <br />Mrs. Timmons asked if the existing garage would have enough setback. <br />The Planner replied that it would, but that the shed would have to <br />be taken down. <br />Mr. Grittman stated that a development plan for the property is not <br />to show a particular place where a road would go in. In large parcels <br />such as this one, the future development of the property should be <br />shown as it should occur. The problem is getting access to the property <br />in the back. <br />Mr. Mane pointed out that there is more than one owner of this property. <br />The Commission pointed out that this is what the City did in the Payne <br />Avenue area. <br />Mr. Grittman felt the City should get access to the back before the <br />property is all developed along the road. <br />Mane felt that the property could be accessed from the back. Timmons <br />stated that the corner of Arcade and Keller will not be able to <br />handle this additional traffic. <br />Mrs. Mane felt that the spot for a road was the Richie property. <br />Mr. DeLonais felt that the grad=of the property would be the deciding <br />factor as to where the road went. <br />Mr. Manes pointed out that there is a large curve on LaBore Road <br />in front of his property. Also, the spot the Planner is showing the <br />road would put it right through his house. <br />Mr. Grittman replied that he is only suggested that the property be <br />laid out for future development. <br />Mrs. Timmons stated that the Planner's suggestion should have been <br />considered the first time the Mane's divided their property. <br />Mrs. Kingsbury suggested that the City take a longer look at the issue <br />and look at alternatives. <br />Grittman suggested that Mr. Mane and Mr. Richie get together and <br />discuss the matter. <br />Mr. Mane did not feel that a road should be a requirement of a one <br />lot split. Timmons pointed out that this was discussed atthe time <br />Mane divided property to sell to Mr. Richie. <br />Page -2- <br />
