MINUTES <br />Planning Commission <br />, August 8, 1985 <br />Steneroden <br />Proposal <br />(Cont.) <br />Mr. DeLonais asked the uses allowed under an R -1 special use permit. <br />The Planner replied that a public - regulated utility building, farm <br />building or residential PUD would be allowed, but not commercial uses. <br />Mr. Tim Townley felt that should this rezoning be approved, in the <br />future Mr. Waite would come back and request more of the R -1 property <br />to be rezoned. Townley stated that he was very much against the proposed <br />rezoning. <br />Mr. Don Pierce pointed out that there is a ditch at the back of the <br />property and did not feel that a road could come in from Sylvan Lane <br />because of this ditch. Pierce suggested that a survey be done of the <br />area that would look at the ditch and drainage questions. <br />Mr. Costa asked if the Engineer has looked at this proposal. The Planner <br />replied that he has not. <br />Pierce was opposed to the City's removing one of Schrier's lots in order <br />to put a street in. Pierce also stated that the area was not totally <br />opposed to the mini - storage buildings that were previously proposed. <br />Pierce also felt that the commercial zoning on Rice street should only <br />one lot deep. <br />Mrs. Timmons asked if Pierce was opposed to a residential road on the <br />Steneroden property. Pierce stated that he was the way it was being <br />proposed. <br />Timmons pointed out that Pierce would not be able to regulate the size <br />of the lots as long as they meet code and also pointed out that a 50 foot <br />wide road was permitted under the ordinance. <br />Pierce replied that he was opposed to the street coming in off of Sylvan. <br />Pierce felt that the road could come through the Krinke property. <br />Mr. Costa stated that the City would not permit such a long cul -de -sac. <br />Mr. Costa asked what the Iona Lane people wanted. <br />Mr. Gau stated that he would like to see the area strictly residential. <br />Gau also pointed out the traffic problem of coming out onto Rice Street. <br />Gau stated that he was opposed to the car wash that was previously presented, <br />but that the mini - storage did not bother him. <br />Timmons stated that she thought the residents were opposed to mini - <br />storage. Several of the residents stated that they still were opposed <br />to mini - storage. <br />Mr. Waite pointed out that at the last meeting several of the residents <br />commented that they would be interested in buying the property at the <br />back of their lots. Waite reported that he made this proposal to the <br />residents, but there has been no interest expressed. Several residents <br />commented that Mr. Waite's price was too high. <br />Page -3- <br />
