Minutes <br />Planning <br />Commission <br />August 8, 1985 <br />Steneroden Mr. DeLonais recalled that at a meeting in 1954 a lot of property was <br />Proposal rezoned. At that meeting the people on Iona Lane were promised that <br />(Cont.) the surrounding property would stay R -1. <br />Mr. Herkenhoff suggested that Mr. Waite meet with the people of the <br />area to discuss development alternatives for the property. Waite <br />reported that he has already done this. Waite commented that the <br />people of Iona Lane want strictly residential development. <br />Mr. Costa asked what Waite was proposing for Lot 11. Waite replied that <br />he is proposing an office building. <br />Timmons commented that in order to develop anything on Rice Street, <br />the developer may need more property than one lot deep. <br />Mr. Townley pointed out that the businesses on the corner of Iona Lane <br />and Rice Street are not trouble -free. He has trash blowing across his <br />yard and water problems from these businesses. Townley suggested that <br />these problems be taken care of. <br />Timmons pointed out that if something happened to these businesses, she <br />doubted that the City would deny them a permit to rebuild. Timmons <br />stated that at that time the property would probably be rezoned. <br />Waite pointed out that his property is lower than Iona Lane. A member <br />of the audience stated that the drainage of the area is a totally separate <br />issue and one that would be considered at the time building plans were <br />submitted. <br />DeLonais pointed out that the residential property owners will be in the <br />area for many years and need protection. <br />Timmons stated that before she would be in favor of the proposal, she <br />would like to know the Council's feelings on access from the back of <br />Sylvan. <br />Herkenhoff asked if Mr. Krinke has been approached about access through <br />his property. Mr. Waite stated that he approached Krinke and Krinke <br />suggested that Waite buy all his property. <br />Mr. DeLonais recommended denial of the Rocky Waite proposal based on <br />R -1 property abutting B -3. <br />Motion seconded by Mr. Perlinger. <br />Motion carried 6 - 0. <br />Mrs. Timmons abstained. Timmons stated that the reason she was abstaining <br />was that she thought this proposal was a lot closer to what the people in <br />the area want. <br />Page -4- <br />
