MINUTES <br />Planning Commission <br />,N Sept. 12, 1985 <br />Minnesota Mr. Bruce Hubbard of Minnesota Mini Storage appeared before the <br />Mini - Storage Commission and requested a variance for three pylons on the Minnesota <br />Mini Storage property. Mr. Hubbard explained the location of the current <br />signs and the proposed location of the new sign. <br />Hubbard explained the the new sign would be strictly an identification <br />sign for the tenants. There will be four tenants and each tenant will <br />have an identification strip in the sign that measures 10 inches by <br />40 inches. <br />Cardinal <br />Property <br />PUD <br />Proposal <br />Mr. French recommended approval of a variance for two additional pylon <br />signs based on the property involved and there being several principle <br />buildings. <br />Motion seconded by Mrs. Kingsbury. <br />Motion carried 5 - 0. <br />Mr. Jim Rutzick representing Sherman Investment appeared before the <br />Commission. Rutzick informed the commission that they would like to <br />develop the Cardinal property which is currently zoned B -3. They have <br />been considering the idea for the past six months and tried to develop <br />the property using the current zoning. However, they have come to the <br />conclusion that it is not practical to develop the entire property as <br />B -3. Therefore, they are proposing a PUD to down zone 60% of the <br />property to multi- family and the remaining 40% would remain B -3. <br />Two apartment buildings are being proposed and would consist of just <br />under 140 units. These would take advantage of the lake front. The <br />center portion of the property and the property fronting on Little Canada <br />Road would be commercial office development. <br />There are 300,000 square feet that would be multi- family and 200,000 <br />square feet commercial. The two apartment buildings would consist of <br />40,000 square feet. The apartments would be three stories high and <br />would have one level of below ground parking. The offices are <br />planned to be two stories high. <br />Mr.Vitale asked what type of apartments are planned. Mr. Rutzick replied <br />that they would be high rent apartments. <br />Rutzick further reported that all access to the property would be from <br />Little Canada Road. <br />Mr. French reported that there are two long narrow pieces of property <br />that lie between this property and Iona Lane. French commented that <br />he was concerned about the potential for the development of this property <br />in the future. The Planner thought that the property was about 195 feet <br />wide. <br />Page -5- <br />
