MINUTES <br />City Council <br />a\ Sept. 12, 1985 <br />Marketplace <br />(Cont.) <br />Mr. DeLonais stated that the addition should not look like the back <br />end of a building from the seniors' side. Mr. Kodet stated that <br />they would make sure that access and the aesthetics from this side <br />of the building were appropriate. <br />Mr. Grittman explained that Mr. Kodet is seeking concept approval <br />for the PUD amendment. <br />Mr. Herkenhoff asked how far the addition would be from the senior <br />citizen building and the height of the addition. Mr. Kodet replied <br />that the addition would be from 150 to 180 feet from the senior <br />building and the addition would be one —story high. <br />Mr. Chuck Faegre, owner of the Marketplace, appeared at the meeting <br />and reported that he had no problem with an access to the mall <br />facing the Garden Terrace Apartments. Mr. DeLonais asked if that <br />side of the building would look like a back end of a building. Mr. <br />Faegre stated that he did not know, as the building has not been <br />designed yet. <br />Mr. DeLonais stated that his recommendation is that that side of the <br />building look like a store front. <br />Mr. Joseph Vitale stated that they would like to see Market Place <br />Drive remain a thoroughfare. <br />Mr. French pointed out that parking is planned along First Bank Drive. <br />Mr. Kodet reported that this is not a dedicated street and they are <br />reclaiming a portion of it. <br />Mr. French felt that there was a potential traffic problem due to the <br />parking on First Bank Drive. Mr. DeLonais pointed out that the City <br />Engineer is recommending against the parking along First Bank Drive. <br />Mr. Grittman stated that the Marketplace's survey does not show First <br />Bank Drive as a public street. <br />Mr. DeLonais stated that he did not feel there should be any parking <br />spaces that would be backing out into a traffic lane. Mr. Kodet did <br />not feel that these would be the demand spaces. <br />Mr. French did not feel that the traffic pattern proposed for Market <br />Place Drive to the back of the building was a good one. Mr. Vitale <br />felt that the plan will make Market Place Drive unuseable. Vitale <br />felt that it will become a service lane. Vitale also felt that the <br />back of the building will become a hangout for kids. <br />DeLonais suggested that the parking on First Bank Drive be eliminated. <br />Mr. Perling suggested that a stop sign be placed to stop the traffic <br />coming from the back of the building onto Market Place Drive. <br />Page —3— <br />
