NORTHWEST ASSOCE :D CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission, <br />Mayor and City Council <br />FROM: Brad Nielsen <br />DATE: 4 January 1982 <br />RE: Rosauer Lot Split and Variance Request <br />FILE NO: 758.09 (81.48) <br />BACKGROUND <br />Mr. Dennis Peck, General Manager of Votel Development, Inc., has sub- <br />mitted an application for a property division on behalf of Lorraine <br />Rosauer. The property in question is located on the west side of <br />LaBore Road, approximately 280 feet south of Westwind Drive (see Site <br />Location Map, attached). The property is zoned R -1, Single Family <br />Residential as is all surrounding property. <br />As you probably recall, the property in question was part of a larger <br />parcel for which the City approved a lot split in October of last year <br />(for background on that request, see our staff report dated 30 September, <br />1981). Exhibit B of this report illustrates the division which was <br />approved at that time. <br />Although the Rosauers had indicated a desire to split approximately the <br />eastern third of the property into two lots, they chose not to pursue <br />it at that time due to a lot width variance which was necessary. Votel <br />Development has now applied for the subdivision and variance summarizing <br />the request in a letter, dated 21 December 1981, to the Planning Commission <br />and City Council. The letter is attached to this report as Exhibit C. <br />ISSUES AND ANALYSIS <br />Exhibit D illustrates the property division as proposed by the applicant. : <br />The total width of the property at the front property line is 159.63 feet. <br />However, because the property tapers to the west, the width at the build - <br />ing setback line (30 feet from the front lot line) is only 145.76 feet. Zoning Ordinance requires a lot to be 75 feet wide at the building <br />line.
