MINUTES <br />Planning Commission <br />Jan. 9, 1986 <br />Goff Mrs. Timmons pointed out the Planner's recommendation regarding <br />Construction screening for the single fancily homes on Arcade. <br />(Cont.) <br />Goff was agreeable to landscaping along Arcade. Goff pointed out <br />that his development would access County Road 0 and not Arcade. <br />Goff also felt that some berming and good -sized evergreens would <br />add character to the property. Goff also pointed out that the <br />property on the east of the ditch would not be developed. <br />Mr. Costa asked how much of the site would actually be utilized. <br />Mr. Goff replied about 60% would be developed and the remaining <br />40% is under the highlines or on the other side of the ditch. <br />Goff estimated that 70 to 80 homes could go in on the property if <br />the highlines were not there and the property east of the ditch <br />was utilized. Goff did not feel that 114 units was an excessive <br />amount compared to 70 or 80 single family homes. <br />Timmons asked the value per unit. Goff replied that the units would <br />be priced in the $50,000 range. The units would be two bedroom, with <br />a three bedroom option. Goff also felt that the units would provide <br />a good balance between young and older people. <br />Timmons asked plans for green space or recreational area. Goff <br />replied that the two acress across the ditch would be left as is. <br />Timmons stated that she was not concerned about the use proposed by <br />Mr. Goff, but rather the high density with no amenities. Timmons <br />stated that she would like to see a more detailed landscaping plan. <br />Timmons felt that there would be a lot of people and children <br />brought in by this development. <br />Mr. Goff felt that the development would be more attractive to the <br />older person or the single career person. <br />Timmons felt that some amenities were needed. Timmons also pointed <br />out that the density is 6 or 7 units per acre. Timmons felt that <br />this density would detract from land values. <br />Goff felt that a walkway or picnic area could be planned. <br />Mr. Ronald Schmidt of 3107 Arcade Street appeared before the Commission. <br />Schmidt stated that he was concerned about the effect this development <br />would have on the value of his property. Schmidt felt that the density <br />was too high and was concerned about the number of multiple dwellings <br />already in the City. <br />Timmons felt that this development would have nothing to attract <br />owner occupants. Timmons commented that the development would do <br />nothing to beautify the neighborhood. However, Timmons did not feel <br />that single family homes would ever be developed on the property. <br />Page -2- <br />
