MINUTES <br />Planning Commission <br />May 9, 1986 <br />1 <br />Aspen Mrs. Timmons recommended approval of the Aspen Grove Addition <br />Grove preliminary plat subject to the recommendations of the City Planner <br />Addition contained in his April 3, 1986 report. <br />(Cont.) <br />Motion seconded by Mr. Perlinger. <br />Motion carried 6 - 0. <br />Earl Mr. Earl Hazard appeared before the Commission requesting the <br />Hazard approval of the division of his property on Arcade Street into <br />Property two lots. Hazard stated that he was agreeable to removing the two <br />Division sheds located on the property as recommended in the Planner's <br />April 30 report. <br />Mr. DeLonais recommended approval of the Harzard property division <br />subject to the recommendations as contained in the Planner's April <br />30, 1986 report. <br />Motion seconded by Mr. Davison. <br />Motion carried 6 - 0. <br />Paul Mrs. Lois Borg appeared before the Commission requesting the division <br />Borg of Parcel A located at the intersection of Jackson Street and County <br />Property Road B -2 into two lots. <br />Division <br />The Planner indicated that he did not report on this proposal as he <br />received no information from City staff. <br />Mrs. Timmons asked how far the existing home on Parcel A would be <br />from the new lot line. <br />Mrs. Borg replied that it would be greater than 10 feet from the <br />lot line. Borg also indicated that the new lot would front on <br />County Road B -2 and would be over the 10,000 square footage requirement <br />contained in City Code. <br />The Planner pointed out that if the division were approved, the <br />southern lot line would be considered the rear lot line as Ordinance <br />states that on a corner lot, the side with the least frontage is <br />considered the front yard. The Planner pointed out that there would <br />not be 30 feet between the house and the rear lot line and, therefore, <br />a variance would be needed for the size of the back yard. The <br />Planner felt that it would be difficult to establish a hardship in <br />this case. <br />Mrs. Timmons suggested that the matter be turned over to the Planner <br />for a report and then directed on to the Council without action by <br />the Planning Commission. <br />Page -2- <br />
