MINUTES <br />Planning Commission <br />June 12, 1996 <br />Gardner Gardner replied that excess lumber or windows, things of that nature <br />Construction would require outdoor storage. <br />(Cont.) <br />Timmons asked what type of retail sales would he involved on the <br />site. <br />Gardner reported that his firm buys appliances, carpeting, etc in <br />mass quantity and at times would like to sell the excess from the <br />site. The area proposed for the retail sales would he 40 feet by <br />50 feet in size. This would involve only 200 square feet of the <br />20,000 square foot building. <br />Mr. Costa asked how much of the 7 acre site would he utilized by <br />this development. <br />The Planner estimated that about 1 1/2 acres would he used. <br />Gardner reported that his company has another site in White Bear <br />Township, but preferred the Little Canada site due to exposure to <br />the freeway. Gardner also reported that they may propose the <br />rest of the property to be developed with mini - warehousing. <br />Gardner asked if the City would bring sewer and water to the site <br />or if they would be allowed to have a well and ceptic system. <br />Gardner pointed out that they planned to sprinkler the building, <br />and asked if the City would be willing to postpone this until <br />City water was available to the site. <br />Mrs. Timmons replied that these are questions the City Council <br />would have to decide. <br />Gardner asked about the plans for ponding in the area. <br />The Planner replied that the City Engineer would review drainage. <br />Timmons asked the intent of the I -D District with regard outdoor <br />storage. <br />The Planner replied that the intent was not to deny outdoor <br />storage, hut under a conditional use permit the City would <br />have control and could place conditions on the storage. <br />The Planner felt that the concept of the Gardner proposal fit <br />in fine with the I -P District with sone minor modifications. <br />Timmons asked if there would be any hazardous glues or chemicles <br />used on site. Gardner replied that there would not. <br />Mr. DeLonais informed Gardner that the City wants a good, clean <br />industrial park in the Centerville Road area. <br />Gardner pointed out that they would he putting a lot of Honey <br />into this development and they would not have a messy operation. <br />Page -5- <br />
