"l1MUTES <br />Planning Commission <br />June 12, 1986 <br />Gardner Gardner reported that his fire is a large builder of single- family <br />Construction homes and currently has 11 subdivisions going in the Twin Cities <br />(Cont.) area. <br />Thoe <br />Side Yard <br />Setback <br />Variance <br />Mr. Delonais asked if the ordinance allowed retail sales in the <br />I -P District. <br />The Planner reported that retail sales was allowed by conditional <br />use permit provided that it is an accessory use to the principle <br />use of the building. The Planner stated that if retail is involved, <br />it will help ensure that the building is attractive and well <br />maintained. <br />Mrs. Timmons recommended concept approval of the Gardner Construction <br />development proposal including a small amount of retail sales and <br />some outdoor storage as well as the proposed mini - warehousing use <br />of the remainder of the property. <br />Motion seconded by Mr. Herkenhoff. <br />Motion carried 7 - 0. <br />Mrs. Timmons recommended approval of a conditional use permit <br />as requested by Gardner Construction for retail sales and outdoor <br />storage in conjunction with their development proposal for the <br />Centerville Road area. <br />motion seconded by Mr. Perlinger. <br />Motion carried 7 - 0. <br />Mr. Gardner asked about sicnace for this property. <br />The Planner reported that the sign ordinance is applicable in the <br />I -P District and requested that a signage plan be submitted alonn <br />with development plans. <br />Mr. Carl Thoe, 2535 Stark Street has made application for a sideyard <br />setback variance so that he can construct a 20 foot wide garage on <br />his property. Mr. Thoe was not present at the meeting. <br />Mr. Bob Kirk, nextdoor neighbor to Mr. Thoe, appeared before the <br />Commission and reported that he was opposed to the variance as <br />he has windows on that side of his house and having a garage three <br />feet from the property line would not be acceptable to him and <br />would devalue his property. <br />Page -6- <br />
