MIHUES
Planning Commission
June 12, 1986
Hardees The Planner pointed out that Hardees is proposing to upgrade the
(Cont.) southern access onto Rice Street to a full intersection when MN
DOT installs left -turn lanes.
Mr. Benshoof described how theleft turn lanes will work and felt
that there would be no problem with a full intersection at that
time.
Timmons felt that the area was pretty controlled with traffic
lights at County Road B -2 and Minnesota.
Benshoof reported that plans are to upgrade Rice Street in 1987.
There was no one present from the audience wishing to comment on
the Hardees proposal.
Herkenhoff asked about signage for Hardees and if they would meet
the same requirements as McDonalds.
The Planner reported that McDonalds received approval for their
signage prior to the current ordinance coming into effect. Hardees
would have to comply with the current ordinance.
Davison suggested that any approval include the right -turn only
access to Rice Street and when Rice Street is upgraded, Hardees
would have to come back to the Commission to upgrade the access
to a full intersection.
Benshoof replied that MM DOT would have control over whether the
access could be upgraded to a full intersection. Hasek agreed
that MN DOT would make this judgment based on the traffic situation.
Davison pointed out that he usually sees a line of cars going north
on Rice trying to make a left turn onto Woodbridge and felt that
a full intersection in this area would be impossible.
Hasek felt that the traffic light would control the situation.
Mr. DeLonais recommended approval of the Hardees Conditional Use
Permit subject to compliance with the recommendations of the City
Planner except for Items 1 and 2, and with the intersection at
Woodbridge as proposed by Hardees and the northern access to
Rice Street as well.
Motion seconded by Mr. Perlinger.
Motion carried 7 - 0.
Page -3-
0
