MINUTES <br />City Council <br />May 22, 1995 <br />Sofie/ <br />Peterson <br />(Cont.) <br />Mr. Randy Rauser asked if the density of the houses was greater than <br />that on Payne Avenue or Greenbrier. Mrs. Nardini pointed out that <br />the density meets minimum lot size requirements. <br />Mrs. Scalze stated that Mr. Drobeck of Payne Avenue has indicated <br />that he opposes the park under the power lines and increased traffic <br />from this development. <br />Mr. Fahey felt that the City cannot dump the traffic from this proposed <br />development on the two existing roadways. <br />Mrs. Nardini stated that there are two developers now who have the <br />power to put the access through to LaBore Road and this is where <br />the access should go. <br />Mr. Fahey suggested that perhaps the City should look at Thunder Bay <br />Road and hook up this road with the Sofie /Peterson development. This <br />would address access to County Road D. <br />Mr. Cecka stated that he did not oppose running the street through, <br />but if that were done, the City would have to abandon ballfields in <br />the park area. Cecka pointed out that he lost two lots with the <br />park plan that the City required. <br />Mrs. Scalze stated that the City would need 325 feet on the east side <br />of Thunder Bay Road for park. <br />Mr. Cecka asked if the road went through if he could get his original <br />two lots back. Cecka pointed out that he is currently giving up 20% <br />for park, or about 2 acres. <br />Mr. Nosko asked if the City has sought the approval of the Little League <br />Association to have ballfields under a power line. Mrs. Scalze pointed <br />out that these ballfields would be just neighborhood fields. Scalze <br />also pointed out to Nosko that he did not want to give up park land <br />in a prime location. <br />Fahey stated that perhaps the City should rethink the park issue and <br />look at Spooner Park and the Centerville Road area. Fahey stated that <br />he felt that road access was the critical issue. <br />Scalze suggested that the City go back to the original park plan and <br />the thoroughfare plan. <br />Fahey stated that he was inclined to go Along with hooking up to <br />Thunder Bay Road and then accessing the road on the south to LaBore <br />Road. Fahey pointed out that the Garske property was not developed <br />until access to LaBore Road was provided. <br />Cecka asked why not run the Sofie /Peterson proposal straight through <br />to County Road D. Fahey stated that then the possibility for a park <br />is lost. <br />Page —7— <br />50 <br />
