DeLonais stated that he saw no objection to the proposal. <br />DeLonais recommended approval of the side yard setback variance <br />for an addition to the Saxon Reuling Alley as requested subject <br />to compliance with the recommendations contained in the Planner's <br />report <br />(lotion seconded by 'ir. Perlinner. <br />Motion carried 6 - 0. <br />Mr. Wiliiam Dukowitz appeared before the Commission requesting approval <br />of a side yard setback variance for property he owns on 'lurke Lane. <br />''r. DeLonais pointed out that the property is adjacent to a 30 foot <br />road. easement. <br />The Planner stated that the special condition that exists in this <br />case is that the lot was platted prior to existing Cod requirements <br />Also, at the 30 foot setback line, if setbacks are maintained as <br />required by Code, there would only be about 20 feet of buildable area <br />left. <br />The Planner pointed out that home directly across the street is also <br />located a little too close to Condit. <br />"r. Davison asked Dukowitz his intention for dividing_ the lot in <br />the future. Ou!kowitz replied that he did not intend to divide the <br />lot and planned to build the hone as far back as possible in orr'er <br />to take advantage of more buildable area. <br />The Planner pointed out that the Code requires that houses cannot <br />he any closer to the street than the average line of existing houses <br />on the street. However, homes can be set as far back as the owner <br />wishes as long as the 30 foot backyard setback is maintained. <br />"r. Davison recommended that the Dukowitz si deyard. setback variance <br />be approved subject to compliance with the Planner's recommendations. <br />Motion seconded by 'Ir. DeLonais. <br />'.lotion carried 6 - 0. <br />There was no one present to represent the Asnen Grove Addition. <br />Pane -2- <br />
