eTnuFs <br />Planning Commission <br />Agril 10, 1995 <br />Sofie °• <br />Peterson <br />Plat <br />M.r. Marcel F.ihnnsteiner, developer of the Sophie and Peterson properties, <br />appeared before the Commission, requesting preliminary plat approval. <br />Eihensteiner stated that the plat he was submitting tonight contained <br />some changes that were requested by the Park Co.:�nission. <br />The Planner pointed out that originally the Park Commission requested <br />dedication of a 225 foot wide strip of property, but has changed its <br />recommendation to 325 feet. The preliminary nlat reflects this change. <br />Also, the new plat contains the Peterson and Sophie homesteads. <br />The Planner further stated that Allen Street will have to be developed <br />before the Sophie F Peterson plat is developed. <br />Mr. Costa asked who would pay for Allen Street. The Planner did <br />not 'know who would he assessed for Allen, but stated that Sylvan <br />would be assessed against the abutting properties. <br />Mr. Peterson pointed out that -rank Frattalone already has Allen <br />in and graded up to the property line of the Sophie and Peterson <br />plat. <br />The Planner pointed out that it is the recommendation of the Public <br />works Oepartment that Sylvan Street he a through street rather <br />than ending at the park property with a cul -de -sac. Public Works <br />is conceried about public safety and access by emergency vehicles. <br />The planner stated that the Par': Commission feels that due to the <br />added population in this area and the potential for another plat <br />to the west, there should be a park in the area. The Par'< Commission <br />is considering putting a ballfield on the park property. <br />Peterson pointed out that if the road goes through, there will not <br />be enough roori for a ballfield. <br />ilr. Costa asked if there was enough room for a ballfield on the <br />Aspen Grove plat. Costa pointed out that there is property across <br />the ditch that cannot be utilized. <br />Hr. Eihensteiner reported that if the road would no through, the <br />property owners would get three More lots, however, there would <br />he added cost for patting the road through. <br />Peterson pointed out that rrankk crattalone already has dedicated <br />park property that will line up withhis and Mr. Sophie's dedication. <br />The Planner stated that eventually the Par'< Commission would like a trail <br />system under the power lines. <br />Mr. Costa pointed out that Mr. Goff has about 9 acres of property <br />he cannot develop. <br />Pare -3- <br />
