MINUTES <br />Planning Commission <br />November 13, 1935 <br />McCulloch <br />Conditional <br />Use Permit <br />(Cont.) <br />DeLonais asked how much additional space will he provided to the <br />Karate Studio. <br />McCulloch replied that the storage garage units will be eliminated <br />and this will provide 900 additional square feet to the Karate Studio. <br />The Planner stated that with 900 additional square feet, 4 additional <br />parking spaces will be required in the rear of the property for a <br />total of 9. The Planner stated that Mr. McCulloch will be able to <br />get three additional parking spaces in front of the garage door <br />area and there should be adequate room on the site for another space. <br />Timmons asked if the PUD agreement limited the number of clients <br />that could be in the building at one time. <br />The Planner replied that it did not, and that occupancy of a building <br />is limited by the Building Code. <br />McCulloch did not think the Karate Studio would have more people <br />on the premises by the addition of this gym than what they now have. <br />The Planner pointed out that the additional parking spaces are needed <br />as the Karate Studio could vacate the premises and another business <br />could move in. <br />Herkenhoff felt that the matter should be tabled until a site plan <br />is submitted. <br />Davison suggested that the Commission act on the proposal contingent <br />upon the Planner's review of the site plan. <br />DeLonais felt that the Commission should review the site plan. <br />Davison pointed out that the Planner feels that there is additional <br />room for the four parking spaces and did not feel the developer <br />needed to he held up for a month for the Commission to review the <br />site plan. <br />Herkenhoff felt that the site plan should be reviewed by the Commission <br />as there may become other areas of concern that are apparent in looking <br />at the plan. <br />Timmons pointed out that the property was zoned PUD because of <br />unusual circumstances and pointed out that the area is a congested one. <br />Timmons felt that if the gymnasium is added, the Karate Studio will <br />add more customers. <br />McCulloch stated that he was not aware that a site plan was required. <br />DeLonais felt that the Planner and City Staff should make developers <br />aware of what they need to submit when making applications. <br />Page -2- <br />
