Little Canada Planning Commission Page two <br />6 July 1978 <br />ISSUES AND ANALYSIS <br />Requirements for preliminary plat. The Little Canada Platting Code contains <br />specific requirements for submission of a preliminary plat. The following pertain <br />to this request and are considered important: <br />1. Section 1004.010(b)(4) calls for "permanent buildings and <br />structures...within the tract and to a distance of one <br />hundred feet beyond the tract." to be shown on the <br />preliminary plat. While it does not appear necessary to <br />include all the houses south of the property in question, <br />it is felt that the dwellings at the very north end of <br />Jackson Street on the east side should be included as <br />they may be impacted by the proposed development with <br />regard to drainage and street dedication. <br />2. Section 1004.010(b)(5) requires "Location and size of <br />existing sewers, watermains, culverts or other underground <br />facilities within the tract and to a distance of one hundred <br />feet beyond the tract. Such data as grades, invert elevations, <br />and locations of catch basins, manholes and hydrants." <br />None of these items have been shown on the applicant's <br />preliminary plat. <br />3. Section 1004.010(b)(6) calls for "Boundary lines of <br />adjoining unsubdivided or subdivided land, within one <br />hundred feet of proposed plat." The existing residential <br />property lines for the Tots to the south of the property <br />in question should be shown. <br />4. Section 1004.010(c)(1) refers to street names. Use of <br />BeamAvenue may cause some confusion as it has been <br />previously used on the east side of the City. Also the <br />street in the industrial area has not been named. <br />
