From managing graffiti, pigeon control to public safety, life cycle, etc., we have been
fortunate to work with many communities develop successful projects. This proposal is based on
our understanding of the project scope as discussed with you Thursday April 4' ". A description of
work and services are listed below.
Project Description
The current warming house facility is in disrepair and will be removed. This project includes working
with you and staff to develop a floor plan, elevations, associated systems and integration into the
site. We are aware of the site constraints in terms of the adjacent hillside and water drainage issues.
We will coordinate the design with the City Engineers to develop an appropriate solution.
We will utilize appropriate materials and finishes to not only enhance the building aesthetically but be
durable and minimize maintenance issues. The mechanical /electrical systems will be similarly
evaluated. Costs will be assessed to make sure the value is maximized while staying within the
determined budget.
Prolect Scope of Services
Design
- Coordinate with Parks and Recreation to understand program, relationships and priorities.
- Prepare several plan and massing concepts for review and discussion.
- Coordinate mechanical /electrical systems and make recommendations.
-Make final adjustments based upon Owner feedback.
- Provide budget cost estimate.
- Refine design if budget estimate exceeds actual construction budget.
Construction Documents:
- Reference Site Plan (City to provide background or survey)
- Dimensioned floor plan
-Frame /Door Types /Schedule
-Room Finish Schedule
- Reflected Ceiling Plan (for M/E reference)
- Interior elevations (Office, toilet rooms -ADA)
- Mechanical and electrical layout drawings and schedules
- Structural drawings and schedules
- Technical specification sections (We assume City will provide 'front-end' sections)
- General Coordination with City and Consultants
-One meeting to review /present final construction documents.
2
