MINUTES <br />PLANNING COMMISSION <br />APRIL 11, 2013 <br />who indicated that they would approve a driveway permit for this lot <br />provided the driveway is on the east side of the property. <br />The City Planner reported that the topography for the proposed lot on <br />County Road C slopes from west to east. The Planner indicated that he <br />discussed the issue of a new driveway on County Road C with Ramsey <br />County. The County did indicated that they would issue a driveway <br />permit for the east side of the lot, but would also require that a turn - around <br />space be included as part of the driveway so that cars can pull out onto <br />County Road C and not back out. With that condition, the County felt <br />there were adequate site lines to approve a curb cut on County Road C. <br />Knudsen asked about the condition of the house and property. Larson <br />indicated that the house is in good repair and is being maintained. Larson <br />stated that any debris that appears to be on this property may actually be <br />on the neighboring property. <br />The Commission asked the owner of 107 Australian Avenue intention in <br />purchasing Parcel C. Larson replied that the owner of 107 Australian <br />Avenue would like to control the property behind his lot, therefore, has <br />requested the ability to purchase that property, proposed Parcel C. <br />Knudsen pointed out that the lots as proposed meet Zoning standards. <br />Duray indicated that there will be some challenges with a driveway to <br />County Road C; however, noted that there are other driveways in this <br />stretch of roadway. <br />Murphy recommended approval of the Property Division and <br />Recombination to create one new buildable lot as proposed by Patrice <br />Larson, property located at 107 and 15 Australian Avenue, subject to <br />compliance with the recommendations of the City Planner as outlined in <br />his report dated April 4, 2013. <br />Motion seconded by Malietzke. <br />Motion carried 7 — 0. <br />FINAL PLAT- Knudsen noted that the Commission previously acted on a Preliminary <br />PINETREE Plat for the Pinetree Ponds development with approval subject to a <br />POND number of conditions including the vacation of a 33 -foot road easement. <br />Knudsen indicated that the Commission now has before it the proposed <br />Final Plat for Pinetree Ponds, which consists of 15 single - family lots as <br />proposed by Masterpiece Homes. <br />-4- <br />
