Little Canada Mayor, City Council, Planning Commission and Staff <br />September 25, 1978 <br />page two <br />- Triangular parcel on the east side of Centerville Road where it <br />curves eastward should be designated commercial rather than <br />high density residential. <br />- The Ducharme property in the northeast quadrant of Centerville <br />Road and Labore Avenue should be shown as Industrial rather <br />than commercial This change is made in light of Mr. Ducharme's <br />vehement opposition to changing the use of his property but does <br />not change the recommendation to consider a neighborhood commercial <br />node for that area of the city. <br />Page 67 paragraph 2 reads "Medium density, on the other hand, is defined as largely <br />two - family dwellings and townhouses as well as some single family and apartment <br />development at 5-8 units per acre." This should be changed to read "Medium <br />density, on the other hand, is defined as largely two - family dwelling and <br />townhouses as well as some single family dwellings at 5-8 units per acre." <br />Page 69 explanations for recommended zoning changes for R -1, R -2, and R -3 now <br />read "R -1 Low Density Single Family Residential. This district remains the <br />same as the existing "R -1" district. <br />R -2 Low to Medium Density Residential. This district would include <br />smaller lot single family residential with two family residential <br />allowed as a conditional use. <br />R -3 Medium Density Residential. This district includes duplexes, <br />double bungalows and townhouses. Fourplexes are a potential <br />conditional use in this district" <br />These should be changed to read, <br />"R -1 Low Density Single Family Residential. This district remains <br />the same as the existing "R -1" District including a minimum lot <br />size of 10,000 square feet. <br />R -2 Low to Medium Density Residential. This district would include <br />smaller lot single family residential, perhaps with a minimum lot <br />size of 7,500 -8,000 square feet, with two family residential <br />allowed as a conditional use. <br />R -3 Medium Density Residential. This district includes duplexes, double <br />bungalows and townhouses. Quadraminiums are a potential <br />conditional use in this district. <br />16 <br />
