It should be emphasized that the uses intended here <br />are the small, quiet office types and should not include any <br />retail operations." <br />Page 72 consists of the Proposed Zoning Map. The following page of this memo <br />is a copy of that map including the following revisions: <br />- The area abutting the west side of the Soo Line tracks north of <br />Demont Avenue should be R -3 rather than R -1. <br />- R -5 Mobile Home is added to the legend. <br />- P Public /Semi - Public is added to the legend. <br />Page 74 consists of the Proposed Zoning Changes map. Since only one change is <br />recommended, the map is not included in this memo. The area to be changed <br />is the area abutting the west side of the Soo Line tracks north of Demont <br />Avenue and should be shown as change number 38. See explanation in changes <br />for page 76 following. <br />Page 76 number 34 reads "Rezone from R -1 to newly established (R -3) Medium Density <br />Residential District. Thisarea should be strongly considered for residential." <br />This should be changed to read, "Rezone from 1 -1 to newly established (R -3) <br />Medium Density Residential District. This area should be strongly considered <br />for residential use." <br />The following should be added to page 76: "38. Rezone from current R -3 to <br />new (R -3) Medium Density Residential to serve as buffer between railroad <br />tracks and single family residential." <br />Page 82 consists of the Proposed Transportation Plan map. Rice Street should be <br />designated as a minor arterial. In addition, since the developer has already <br />been allowed to build in the Ryan Industrial Park, thus eliminating the pos- <br />sibility of extending Spruce Street southward across the Burlington Northern <br />Railroad tracks, the "area of further study" designation should be removed <br />from the map. <br />17 <br />
