MINUTES <br />Planning Commission <br />April 9, 1987 <br />Boosalis Mr. DeLonais recommended approval of the subdivision lot combination <br />PUD (Cont.) of the Krienke property as submitted. <br />Motion seconded by Mr. Perlinger. <br />Motion carried 7 - 0. <br />Mr. DeLonais recommended approval of a conditional use permit for <br />a convenience store /gas station subject to the conditions as outlined <br />in the Planner's report dated April 2, 1987. <br />Motion seconded by Mr. Herkenhoff. <br />Motion carried 5 - 2. Schweizer and Timmons voting against. <br />Slumberland Mr. Larry Lee appeared before the Commission and presented a site <br />plan for the development of a 16 acre site on Centerville Road for <br />a Slumberland distribution center. Lee reported that due to soil <br />problems that were discovered, the building had to be located as <br />is shown on the site plan, to be 15 feet from the northern property <br />line. Lee reported that he is requesting site plan approval. Lee <br />also reported that the City has already approved a $3,000,000 bond <br />issue to be used in the development of this proposal. <br />Davison asked if there would be any retail activity on site. <br />Lee reported that a small area in the southwest corner of the <br />building has been set aside for retail sales. This is the reason <br />a conditional use permit has been requested. Lee reported that <br />the building consists of 112,000 square feet with 5,000 square <br />feet proposed for retail sales. This amounts to less than 5% of <br />the total building. The retail sales would be an outlet for <br />damaged merchandise. <br />Costa asked if the ditch in the area would be able to handle drainage. <br />Lee replied that the engineer is working on the drainage. Ponding <br />is provided on site to reduce the drainage into the ditch. <br />Lee also reported that the building will be sprinklered and the <br />building will be 18 feet high. 153 parking spaces are provided <br />for. <br />Lee reported that he has already complied with the recommendations <br />of the City Planner. <br />Costa asked how far the building would be from proposed Desoto. <br />Lee replied that there is 470 feet of property between the building <br />and DeSoto.
