An <br />enclosed screened area is to be provided for rubbish <br />containers and dumpsters. <br />16. All conditions pertaining to a specific site are <br />subject to change when the council, upon investigation <br />in relation to a formal request, finds that the <br />general welfare and public betterment can be served <br />as well or better by modifying the conditions. <br />17. The provisions of Section 921.010, C. of this Ordinance <br />are considered and satisfactorily met. <br />At concept stage many of these requirements are not applicable, <br />however the following notes reflect the general level of conformance <br />on the concept plan. <br />Parking. The convenience store consists of 2,400 square <br />feet. The Ordinance requires at least four spaces plus one <br />per 200 square feet of retail area (minus the 10 percent <br />common area reduction). This results in a requirement of <br />15 spaces for the convenience store. The strip center is <br />also calculated at one space per 200 square feet. This totals <br />49 required spaces, a total demand of 64 spaces for the strip <br />center building. The plan shows 16 and 54 spaces respectively <br />a total of 70 spaces exceeding the Ordinance requirement, <br />Service Facilities. Two items need to be addressed on the <br />plan to accommodate service to the proposed building. One <br />is loading facilities for the convenience store. Loading <br />for the strip center will be accomplished at the rear <br />from the lower level. For the convenience store, however, <br />this is not practical. Due to the excess of parking, we <br />would recommend locating it on the south adjacent to the <br />building.! Even though this is the "front yard" of the property, <br />it can be screened and made less obtrusive (see. site plan). <br />The second item is refuse facilitation. There is adequate <br />area to the rear for a screened refuse container. A suggested <br />location is noted on the site plan exhibit. <br />Page 62 <br />
