MINUTES <br />Planning Commission <br />May 14, 1987 <br />The Planner again explained the approval process that Mr. Lee <br />would have had to have gone through with the City Engineer. <br />Herkenhoff felt that the grading should be monitored closely. <br />Costa felt that grading should not be allowed on a site until final <br />plans have been approved. <br />The Planner stated that Mr. Lee has not been granted any special <br />favors for grading. The Planner noted that it is not uncommon <br />that grading will begin before final plans are approved, and the <br />Planner assumed that Mr. Lee had the proper grading permits in place. <br />Art Ryan Ryan explained that his site is somewhat isolated and felt that this <br />Concept was a feasible use of the property. Ryan pointed out that the structures <br />Approval he plans to build are similar to those already constructed in the park. <br />(Cont.) <br />Costa asked who would be responsible for snow removal on the site. <br />Ryan explained that the road would be private and the ownerwouldbe <br />responsible for maintenance. <br />Davison asked if the businesses planned for the development would <br />generate a lot of traffic. <br />Costa replied that the businesses in the park are not of the type <br />that generate a lot of traffic. <br />Herkenhoff asked if the Planner had any thoughts on the concept. <br />The Planner stated that he was not excited about the proposal for <br />four buildings in the back, but did not know what else the property <br />could be used for. The Planner noted that the previous use of truck <br />storage on this site was a perfect use. The Planner noted that the <br />buildings will be isolated from the street and the Fire Department <br />does not like buildings without direct accessability to a street. <br />Ryan pointed out that the distance to the street is less than 400 <br />feet. <br />Herkenhoff recommended concept approval of the Ryan PUD provided that <br />the plan conforms to all standards set forth by the City Planner. <br />Motion seconded by Mr. Perlinger. <br />Motion carried 5 - 0. <br />Page 6 <br />
