MINUTES <br />Planning Commission <br />October 8, 1987 <br />Mrs. Timmons recommended approval of the front yard setback variance <br />as requested by Kenneth Hauth for his property on Sylvan Street <br />as well as the requested property division noting that a hardship <br />exists due to City action in taking additional property for the <br />Sylvan Street cul -de -sac. <br />Motion seconded by Herkenhoff. <br />Motion carried 5 - 0. <br />Waite The Planner reported that Rocky Waite is requesting a property division <br />Front Yard and front yard setback variance for his property on Sylvan. The <br />Setback Planner reported that the situation is the same as the Hauth request <br />Variance as the property is located adjacent to the Sylvan Street cul -de -sac. <br />Waite is proposing to divide his property into three lots. All lots <br />meet minimum Code requirements. <br />Mrs. Timmons recommended approval of the front yard setback variance <br />as requested by Rocky Waite for his property on Sylvan Street as well <br />as the property division as requested noting that a hardship exists <br />due to City action in taking additional property for the Sylvan Street <br />cul -de -sac. <br />Motion seconded by Herkenhoff. <br />Motion carried 5 - 0. <br />Fritze Mr. Warren Fritze, 2573 Spruce Street, appeared before the Commission <br />Conditional requesting approval of a conditional use permit so that he can construct <br />Use Permit a second garage on his property. Fritze reported that he would be using <br />the garage for the restoring of vintage cars. The garage would be <br />located behind his existing garage. <br />Timmons reported that he has looked at the site and noted the existence <br />of two driveways on the property. Timmons asked where access would be <br />to the proposed garage. <br />Fritze replied that he would have no access to the proposed garage. <br />Fritze also reported that he plans to remove the asphalt for the <br />northerly driveway. <br />Timmons questioned the ability of Fritze to get the garage in given <br />the terrain of the property. <br />Fritze explained the exact location of the garage. <br />Timmons asked if there would be painting, sanding of these cars, and <br />plans to control noise and provide ventilation. Timmons asked how <br />the City could ensure that this did not become a commercial operation. <br />Page 2 <br />
