MINUTES <br />CITY COUNCIL <br />APRIL 24, 2013 <br />Parcel A would contain the existing single - family home and detached <br />garage, Parcel B would be a new lot that could accommodate a future <br />single family dwelling, and Parcel C is a triangular- shaped remnant which <br />would be conveyed to and combined with the adjacent parcel at 107 <br />Australian Avenue. The Planner reported that both staff and the applicant <br />have discussed with the County there position on allowing a driveway for <br />the newly created lot with access to County Road C. The County has <br />indicated that they will issue a driveway permit for this lot provided the <br />driveway is at the east end of the property. The Planner indicated that the <br />proposal meets the City Code requirements, and recommended approval <br />subject to the conditions as outlined in his report. <br />There was no one present from the general public wishing to comment on <br />this matter. <br />Upon motion by Keis, seconded by McGraw, the public hearing was <br />closed. <br />Keis introduced the following resolution and moved its adoption: <br />RESOLUTION NO. 2013 -4 -63 — APPROVING THE PROPERTY <br />DIVISION AND RECOMBINATION TO CREATE ONE NEW <br />BUILDABLE PARCEL AS PROPOSED BY PATRICE LARSON FOR <br />PROPERTY LOCATED AT 107 AND 115 AUSTRALIAN AVENUE <br />SUBJECT TO COMPLIANCE WITH THE RECOMMENDATIONS <br />OF THE CITY PLANNER AS OUTLINED IN HIS REPORT DATED <br />APRIL 4, 2013 <br />The foregoing resolution was duly seconded by McGraw. <br />Ayes (5). <br />Nays (0). Resolution declared adopted. <br />FINAL Blesener opened the Public Hearing to consider the application submitted <br />PLAT — by Gordie Howe, Masterpiece Homes, for approval of the Pinetree Pond <br />PINETREE Final Plat, a residential development consisting of fifteen (15) single - <br />POND family lots. The City Planner and the Planning Commission have <br />recommended approval subject to compliance with the conditions outlined <br />in the Planner's report as well as the City Engineer's report. <br />The City Planner reviewed his report dated April 5, 2013 relative to the <br />proposed Pinetree Pond Final Plat. The Planner noted that this review is <br />an opportunity to ensure that the Final Plat is consistent with the approved <br />Preliminary Plat. The Planner noted that the Planning Commission found <br />the Final Plat consistent with the Preliminary Plat which was approved <br />5 <br />
