Requirements: <br />1. Only those uses listed herein as permitted and /or as indicated on the <br />approved plans shall be provided for on the PUD site. <br />2. Land uses permitted shall be located, constructed, occupied and <br />maintained in accordance with the provisions of this agreement and approved plans <br />and other documents attached hereto and made a part of this Agreement. <br />3. Building or occupancy permits shall not be issued until detailed and <br />specific plans for each principal use has been reviewed by the Planning Commission <br />and approved by the City Council. Detailed plans shall include landscaping, <br />parking, access drives, building location and elevations, specific uses, <br />provisions for loading and waste storage and disposal, signs, lighting, utilities, <br />provisions for building and grounds maintenance and such other informtion as may <br />be requested by the City Staff. <br />4. An Occupancy Permit shall be required for all uses in buildings and <br />grounds. <br />5. The City shall have the right but not the obligation to enter upon the <br />grounds for repair and maintenance purposes following due notice under the <br />following conditions: <br />a) The property is deemed by the City Council as being in a <br />poor state of repair and /or maintenance contrary to the <br />general public interest and provisions of this PUD <br />agreement; and <br />b) PUD property owners have failed to make needed repairs and <br />conduct proper maintenance on buildings and /or grounds <br />following written notice of findings approved by the <br />City Council. <br />Maintenance shall include replacement• of dead and diseased trees and other <br />plantings, proper watering, use of fertilizer, mowing and the like. <br />The City shall assess the property owners for any and all expenses <br />incurred in connection herewith. <br />6. Detailed plans shall be required for all uses within the PUD area. <br />B. Circulation Component <br />Description: The Circulation Component attached hereto as Exhibit "C" is <br />hereby approved by the City. <br />Requirements: <br />1.
