In view of these discrepancies, it is felt that one <br />complete set of consistent plans should be submitted prior to City <br />approval. <br />If the floor plans which have been submitted are accurate, the duplex units, <br />unlike the fourplexes, have very adequate area for storage. A question <br />exists, however, as to storage of grounds maintenance equipment. <br />Parking spaces have been provided at the rear of the lot (east side). No <br />garage has been shown at this time, however, there appears to be adequate <br />room for garages to be built later on. Comments pertaining to maneuvering <br />space for parking areas are the same for the duplex units as for the fourplexes. <br />As previously mentioned, the driveway width is considered absolutely <br />minimal. Considerable potential appears to exist for cars to drive on the <br />grass if two must pass at the same time. Also, if a staircase is to be provided <br />the possibility exists for potential structural damage to occur. This situation <br />appears to favor the 50 foot building rather than the 54 foot building. <br />A final note regarding parking and driveways is that surfacing has not <br />been designated on the site plans. It is recommended that all parking <br />and driveways be surfaced with bituminuous surfaces. <br />B. Landscape Plans. Since landscaping is considered to be one important way of <br />encouraging compatibility between rental and owner - occupied housing, it is <br />recommended that the City carefully evaluate the developer's proposed landscape <br />plans (see Exhibit C, attached). The species and location of plant materials on the <br />landscape plan is generally good. All are commonly grown and hardy in this area. <br />However, some problems exist that need to be corrected, as follows: <br />1. The specified size of the low shrubs (15 inches) is less than the 18 -24 inch <br />minimum required by the Ordinance. <br />2. The Hughes Juniper and Andorra Juniper are spaced too widely to produce <br />a desired "thick mat" effect. These should be placed three feet apart rather <br />than six feet. <br />
