showing grading and drainage In sufficient detail to provide an adequate bash for <br />evaluation by the City Engineer and action by the Clty Council. All grading on <br />the site shall conform to the approved grading plan (Exhibit C). <br />5. Erosion Control. The Developer shall submit for City approval an <br />erosion control program for the prevention of damage to adjacent property and the <br />control of dust and stormwater runoff. As development progresses, the City <br />Engineer may impose additional, reasonable erosion control requirements. The <br />developer shall comply with the erosion control plan and with any such reasonable <br />requests that it receives from the City Engineer. <br />6. Landscaping. Landscaping shall be approved by the City and installed <br />around each principal building following Its completion. The entire site around <br />each of the principal buildings shall be completely landscaped within 270 days <br />following the completion and occupancy of that building (Exhibit D). <br />All landscaping materials shall meet the type and size requirements of the <br />City. The Developer shall warrant all work against poor material and faulty <br />workmanship for a period of one (1) year, after its completion and acceptance by <br />the City. All landscaping, including but not limited to trees, bushes, shrubs, <br />grass and sod shall be warranted to be alive, of good quality, and disease -free <br />for one growing season after planting. Any replacements shall be warranted for <br />one growing season from the time of planting. The Developer shall post <br />maintenance bonds or other security acceptable to the City to secure warranties. <br />7. Circulation and Parking. Site plane and specifications (Exhibit B) <br />for any access drives and all paved surfaces shall be constructed in compliance <br />with City requirements and must be approved by the City Engineer. All driveways <br />and parking areas shall be paved with a bituminous base surface. The Developer <br />shall supply the City with any data, plans, or as- builta that may be requested by <br />the City Engineer. <br />8. Developer Installed Improvements. The Developer shall install, to <br />City standards, connections to public utilities. The design, placement and <br />installation shall be subject to inspection and approval of the City Engineer and <br />City Utility Superintendent. The Developer shall provide the Clty with a <br />maintenance bond for 100% of the construction cost, guaranteeing all work for one <br />year after the completion of all work and acceptance by the City. <br />17 <br />
