MINUTES <br />Planning Commission <br />Dec. 2, 1982 <br />Picha <br />Property <br />Division <br />(Cont.) <br />If the buyer would not want the garage, Mr. Lentsch reported that the <br />garage would be torn down. <br />Mr. DeLonais asked if there was room on the lot for the garage. <br />The Planner replied that there is about 30 feet on the east side <br />of the house and the garage could be moved in that area or behind <br />the house. <br />Mr. LeMay asked if the lot met the requirements for a corner lot. <br />The Planner replied that it did. <br />Mr. Costa asked if the rest of the property would stay in acreage. <br />The Planner replied that it would, however, he is recommending that <br />a resubdivision sketch he required just to show how the property <br />could be divided. The Planner commented that in that way if a building <br />permit is applied for on Lot B the Building Official could review <br />the sketch to determine if the new house would interfere with the <br />future development of the property. <br />Mr. DeLonais moved approval of the Picha property division as <br />submitted subject to the matter of the garage being taken care of <br />at the time of sale of the property and noting that no variance <br />will be granted for the garage on the east side of the house and <br />also requiring utility easements around the property. <br />Motion seconded by Mr. French. <br />Motion carried 8 - 0. <br />Mr. Costa asked why it is necessary to move a building in order to <br />subdivide a piece of property. <br />The Planner pointed out that the ordinance states that an accessory <br />building cannot be the principle use of a piece of property. <br />Mr. Costa asked about the case where a building would be too good to <br />tear down. <br />The Planner pointed out that it is a non - conforming use and must be <br />torn down or moved. The Planner stated that the idea is to prevent <br />someone from building a garage on a piece of property that would be <br />used for storage and then just leaving the structure. <br />Mrs. Timmons commented that this situation should not be in a <br />residential area. <br />Mr. Costa asked about the situation where the property is used for <br />farming. The Planner replied that the City does not have an <br />agricultural zoning district. <br />Mr. Costa asked if it were possible to get such a district. The Planner <br />
