MINUTES <br />Planning Commission <br />Dec. 2, 1982 <br />Pi.cha <br />Property <br />Division <br />(Cont.) <br />replied that it was possible, but typically this type of district <br />has no less than 40 acres. <br />Mr. Costa stated that he did not feel the area would have to be that <br />large. Costa pointed out that some of his property is divided into <br />lots. <br />The Planner replied that the solution would be to combine the property. <br />The Planner stated that he would not care for the situation of a <br />garage being built on an empty lot next to his house for storage <br />purposes. The Planner stated that this is an undesirable situation <br />in a residential area. <br />Mr. LeMay aksed why the garage could not be sold with the lot. <br />The Planner replied that the lot with the house on it could have <br />been extended to include the garage. <br />Rabcevich Dr. Anatole R. Rabcevich appeared before the Commission. Dr. Rabcevich <br />Conditional reported that he had started to expand his present garage and was <br />Use Permit told that the expansion exceeded the allowable square footage by <br />For Garage 109 square feet. Therefore, in order to build a garage of this <br />size he needs a conditional use permit. <br />Dr. Rabcevich reported that the reason he was expanding the garage to <br />this size is because there was an existing slab and he was adding on <br />to the garage the size of this slab. <br />Dr. Rabcevich reported that he has 1.7 acres of property. The <br />planner stated that there are 1.23 acres according to the plat map. <br />Mr. Costa asked if the setbacks were in order. The Planner replied <br />that the addition complies to all requirements other than being over <br />the 1000 square feet allowed. Mr. Nielson stated that Dr. Rabcevich <br />is requesting a conditional use permit. <br />Mr. Nielson also stated that the addition has no effect on the <br />surrounding property owners and that he did not see any problem <br />with granting the permit. <br />The Planner stated that he made two comments in his report that would <br />apply to any oversize garage. The first is regarding home occupations. <br />Dr. Rabcevich reported that he intends to have another garage built in <br />the future and when this is done he will conform to all Codes of the <br />City. <br />Mrs. Timmons asked if the conditional use permit would run with the land. <br />The Planner replied that the permit would not apply to a different <br />structure. <br />
