MINUTES <br />Planning Commission <br />"'.1 Dec. 2, 1932 <br />Rabcevich <br />Conditional <br />Use Permit <br />Little Canada <br />Mall <br />Mr. DeLonais moved approval of the conditional use permit as requested <br />by Dr. Rabcevich for his garage. <br />Motion seconded by Mr. Ducharme. <br />Motion carried 8 — 0. <br />The Planner reported that Viking Partnership is seeking approval <br />of Phase II for the Little Canada Mall and a variance for the <br />size and height of its pylon on Minnesota Street. <br />Mr. French commented that he thought the 1'l:±nning Commission <br />was to get a 10 day study period for these types of requests. <br />The Planner submitted to the Commission a plan for the expansion of <br />the Mall. The Planner informed the Commission that Phase I1 is way <br />short of the City's parking requirement. <br />The Planner commented that Viking Partnership is planning to <br />also acquire Lot 35 in the area and will then have two lots <br />on Viking Drive with about 265 feet of frontage. The proposed <br />addition will consist of two levels and total about 56,000 square <br />feet. There is a common area proposed on both floors of the <br />addition which will consist of a 20 foot wide corridor. If approved, <br />the total square footage for the shopping center will be 92,000. <br />The Planner reported that under the ordinance 455 parking spaces are <br />required and the plan shows 289 parking spaces. <br />Mrs. Timmons asked if this plan was too incomplete for the Planning <br />Commission to make a recommendation on. <br />The Planner stated that he is recommending that the building be <br />reduced to the size that would accommodate the parking. The <br />Planner stated that if the additional land is acquired, it is still <br />questionable that enough parking can be provided. <br />Mrs. Timmons stated that she felt at this point it was a waste of <br />time to review the plan. Mrs. Timmons commented that there are <br />currently parking problems at Phase I of the Mall. <br />Mr. Brody replied that the parking spaces at Phase I meet the City's <br />code. Mr. Brody stated that if Viking Partnership cannot provide <br />the necessary parking, it will build a smaller building. Mr. Brody <br />informed the Commission that a warehouse retail shop is planned for <br />the first floor of the new phase. There will be a great deal of this <br />space used for warehouse and thus the parking requirement should he <br />lower for this area. <br />
