MINUTES <br />Planning Commission <br />Dec. 2, 1982 <br />Little Canada <br />Mall <br />(Cont.) <br />Mrs. Timmons asked if the parking requirement would run with the <br />particular type of tenant. The Planner stated that the Mall would <br />have to commit to just this type of use. <br />The Planner stated that there is a provision in the ordinance for <br />the requirement of less parking for a warehouse — retail business, <br />for example the Levitz operation. <br />Mr. DeLonais asked the difference in the parking requirement between <br />the two. The Planner stated that he did not calculate this because <br />he has not receiv1 detailed plans. Viking Partnership has also <br />indicated that they may not be willing to commit to this. <br />Mrs. Timmons suggested that Phase II be tabled until the Commission <br />receives more detailed plans. <br />Mrs. Timmons moved that action on Phase II of the Little Canada Mall <br />be tabled until the Planning Commission receives a report from the <br />Planner and has time to review said report. <br />Motion seconded by Mr. Ducharme. <br />Motion carried 8 — 0. <br />Mr. Brody requested approval of a variance for the size and height <br />of the pylon proposed for the Little Canada Mall on Minnesota Avenue. <br />The Planner reported that the total sign area is not the problem, <br />the problem is with the individual pylons. The Ordinance regulates <br />the size and height of pylonsaccording to the type of street on <br />which they are located. The size and height allowed increases as <br />the size of the street increases and the speed limit on the street <br />increases. <br />Mrs. Timmons asked if with the proposed increase in the size of the <br />pylon if the 15% requirement will be exceeded. The Planner replied <br />that the Mall will still be within the 15% requirement. <br />Mr. Brody showed the Commission pictures of the poles installed for <br />the pylon at a height of 25 feet as it will appear from Rice <br />Street. <br />The Planner stated that the ordinance allowed a pylon 16 feet high on <br />Minnesota Avenue. <br />Mr. Brody stated that Viking Partnership is requesting the height at <br />25 feet and this would take into account for the 15 foot drop in <br />elevation from Rice Street. Mr. Brody stated that he did not feel <br />the sign would be too obtrusive at this height. <br />
