ZONING CODE <br />911.050. E-2 GENERAL BUSINESS. <br />(a) In a General Business District b -2, any principal structure or building <br />shall have a front yard of not less than 4Q_feet. Side yards shall <br />not be required- except when adjacent to residential property /l -1 or <br />R -2 in which cases a minimum fifty (50) foot sideyard shall be required. <br />Minimum rear yards 20 feet in depth shall be required. On corner lots, <br />the minimum set -back of forty (40} feet shall apply to both street <br />right -of -way lines. <br />(b) The maximum height permitted in the B -2 district is the same as that <br />permitted in the B -1 district except that the Council may make <br />variations in special cases and under special conditions upon request <br />of the saner. <br />(c) Applications for building permits in any business district shall be <br />accompanied by a complete plot plan shaaing the boundary lines of the <br />property, the location and size of proposed buildings and the location, <br />type and use of buildings surrounding said property on adjacent tracts. <br />(d) The floor- area - ration in the B -2 district shall not ....coed 1.0. <br />(e) The application for a buildinspermitn eita er the _ki p .dGt __<.,._ <br />shall be accompanied by a complete plot plan showing the proposed building <br />or buildings and also the proposed use of the balance of the property. <br />The plan shall show waste disposal, water supply,drainage, ingress and <br />egress, landscaping, screening and other pertinent data. Distances to <br />surrounding buildings must also be shown on the plot plan. The Council <br />shall submit these plans to the Planning Commission for consideration <br />and recommendation. I -1 LIGrr INDUSTRIAL DISTRICT. <br />(a) The front yard set -back in the industrial district shall be forty (40) <br />feet. On corner lots, the set -back from all street lines shall be <br />forty (40) feet. -There an industrial district is separated from a <br />residential district by a street, the set -back from the street in the <br />industrial district shall be not less than 100 feet and at least twenty <br />(20) feet of this set -hack area shall be landscaped. <br />(b) The side yard set -back in any industrial district shall be not less <br />than fifteen (15) feet. <br />(c) The industrial district side yard adjacent to a residential boundary <br />line shall provide for a landscaped strip 60 feet in with along such <br />boundary line. A portion of this landscaped strip shall be planted to <br />provide a screen. The Village Council may require additional side yard <br />width in these cases. ,hen such additional width is required, the total — <br />width shall not exceed 100 feet and parking in the added width area <br />will be permitted. <br />(d) The rear yard set-back in the industrial districts shall be a minimum <br />204 <br />
