Little Canada Planning Commission, <br />Mayor and City Council <br />26 March 1982 <br />Page Three <br />The following items were noted in reviewing the parking requirements of <br />the Zoning Ordinance (Section 903.050): <br />D.8.f. requires driveways to be no more than 24 feet in width. <br />It would not appear to be a problem to narrow the driveway <br />from 28 feet to the 24 foot requirement. <br />D.8.j. limits the number of driveways (curb cuts) to one per <br />125 feet of street frontage. Due to the necessity of having <br />two parking areas, the applicant needs two driveways. Given <br />the topography of the site plus the realization that additional <br />development on Jackson Street will be extremely limited, a <br />variance to allow a second driveway may be justified. If <br />approved, however, it is suggested that two spaces be provided <br />at the south side, while possibly eliminating the extra space <br />in the main driveway. Also, some means of pedestrian access <br />should be shown from the southerly parking area to the structure. <br />This is to encourage use of the parking area rather than on- street <br />parking. All required parking should be located at least 30 feet <br />back from the street right -of -way. <br />RECOMMENDATION <br />Hopefully the applicant will have resolved the issue of including his neighbor's <br />lot in the rezoning request by the time the public hearing notice is mailed out. <br />Assuming this issue is resolved, the rezoning is considered to be acceptable. <br />Pending review and comment by the City Engineer, approval of the conditional <br />use permit for the proposed triplex can also be recommended at this time. As <br />part of this approval, it is strongly suggested that the City ensure that <br />adequate parking is required.
