MINUTES <br />CITY COUNCIL <br />NOVEMBER 20, 2006 <br />property. The City Engineer also noted that a drainage Swale will be <br />created along the north side of Che street, with drainage directed into the <br />pond. The Engineer stated that this Swale will take water from the <br />Miranda property. <br />Blesener asked if the City Engineer preferred to have action on the <br />preliminary plat tabled until the aerial information is available. The City <br />Engineer stated that he would feel more comfortable reviewing this <br />information prior to action on the preliminary plat. He did not feel tabling <br />action would delay the development. <br />Allan felt that all information should be in and reviewed prior to action on <br />preliminary plats. Allan agreed that action should be tabled. <br />Blesener indicated that drainage has been an issue in this area for many <br />years; therefore, agreed it would be best to table action at this time. <br />Keis noted the request for a variance for cut-de-sac length. Allan stated <br />that she supported the variance given ChaC Che City requested ajog in the <br />road, thus lengthening the cut-de-sac. Blesener agreed. The City <br />Engineer noted that the actual variance is for 16 feet, making the cut-de- <br />sac 51.6 feet in length. Keis asked bout the cut-de-sac radius. The City <br />Engineer indicated that Mr. Johnson will increase the cut-de-sac radius to <br />45 to meeting the City's minimum requirement. <br />Montour asked the size homes thae would be constructed on these lots, <br />noting that some developments have huge houses on small lots. Johnson <br />pointed out that most of the lots are quite large. The two smallest lots are <br />proposed at 13,000 square feet in size, which exceeds the City's 10,000 <br />square foot minimum. Johnson stated that he is putting in a lot of time and <br />money in this project, and he wants it Co be done right. <br />Montour stated Chat he would hope the houses built will fit the character of <br />the neighborhood. Johnson stated that they would. <br />Ms. Allan introduced the following resolution and moved its adoption: <br />RESOLUTION NO. 2006-I1-275 -CONTINUING THE PUBLIC <br />HEARING AND TABLE ACTION ON THE PRELIMINARY PLAT <br />AND VARIANCE FOR CANADIAN WOODS UNTIL THE <br />DECEMBER 20, 2006 REGULAR COUNCIL MEETING <br />CONTINGENT UPON MR. JOHNSON SIGNING A SIXTY DAY <br />WAIVER BASED ON THE NEED OF THE CITY ENGINEER TO <br />REVIEW ADDITIONAL INFORMATION RELATED TO THIS <br />PRELIMINARY PLAT <br />
