MINUTES <br />Planning <br />Commission <br />Dec. 3, 1983 <br />Little Canada Mrs. Timmons asked if the whole building or just the new section <br />Day Care (Cont.) would have to be sprinklered. <br />Mr. Krejci commented that he did not know where this requirement <br />would take the project. Mr. Krejci stated that it would cost $30,000 <br />to sprinkler the building and this would kill the project. <br />Mr. DeLonais commented that he sprinklered his building four years <br />ago and already paid for the system in insurance savings. <br />Mr. Krejci reported that his insurance company said this will not <br />happen. Mr. Krejci commented that contractors that went through <br />the building could see no reason that it should have to be sprinklered. <br />This requirement increases the cost of the project by 50 %. Krejci <br />stated that from what he understands he will only have to sprinkler <br />the new addition. <br />Mr. Grittman stated that in other types of non - conforming uses, the <br />entire use has to be brought into conformity. Grittman stated that <br />he was not sure if this were true under Appendix E. <br />Mr. Costa asked why the big push for sprinkler systems. Mrs. Scalze <br />reported that the Fire Chief came and requested the Council to pass <br />Appendix E. Scalze stated that the Fire Chief felt quite strongly <br />about this. Scalze also pointed out that Maplewood has adopted it. <br />Mr. Costa stated that he felt Appendix E was too much of a hardship <br />on the small businessman. <br />Mr. Vitale stated that sprinkler systems are needed in restaurants <br />and auto body shops for example. Mr. Costa stated that every building <br />should not need a sprinkler system. <br />Mr. Costa informed Mrs. Scalze that the Fire Department never discussed <br />Appendix E. Mrs. Scalze also pointed out that part of the argument was <br />that the City does not have a Fire Station on the other side of the <br />freeway. <br />Mr. Vitale stated that the City cannot have a fire station next to <br />every business. <br />Mr. Costa stated that the Fire Department has never had any problem <br />gettng across the freeway. Mr. Costa stated that the real fire traps <br />were mobilehomes. <br />Vitale stated that there was also concern about protecting the City's <br />firemen. <br />Mr. DeLonais recommended approval of the Little Canada Day Care facility <br />expansion as presented subject to the recommendations of the City <br />Planner contained in his report dated November 23, 1933. <br />Page -5- <br />
