MINUTES <br />Planning Commission <br />September 1, 1983 <br />Speedy <br />Market <br />(Cont.) <br />Mr. Vitale asked if Speedy Market would have a 24 -hour operation. <br />Mr. Mike Olson, operater of Speedy Market, replied that that has <br />been considered, however, at this point they only plan to remain <br />open until 11 P.M. <br />Mrs. Kingsbury asked if the neighbor to the right was agreeable <br />to the plans. <br />Mr. Mogenson described the lighting that would be used, that being <br />flat lenses. <br />Mr. DeLonais asked what landscaping would be next to the neighboring <br />property. <br />Mr. I1.ogenson replied that they have studied the Planners recommendations <br />in this regard and will install curbing along the property. <br />Mrs. Timmons asked the idea of the triangle proposed by the Planner. <br />The Planner replied that this was to designate angle parking. The <br />Planner did not feel this triangular piece would cause a problem <br />with snow plowing. <br />The Planner reported that the basic changes that he has recommended <br />are the angle parking on the south and relocation of some of the <br />parking spaces, the reduction of the curb cut on County Road C from <br />36 feet to 30 feet, enclosing of the trash container, some sodding <br />and landscaping. The Planner commented that the site has some <br />problems for a turn around of a semi. The Planner stated that the <br />site is a restricted one. <br />The Planner felt that the proposed improvement was a positive one <br />and informed the Commission that two variances are necessary. <br />The first is for the canopy over the island as the canopy is an <br />encroachment, but does not block visibility. The second variance <br />is for the extra curb cut on County Road C, but this is necessary <br />so that semis can manuver. The Planner recommended approval of <br />the proposal with the variances. <br />Mr. iiogenson stated that Speedy Market was agreeable with the <br />recommendations of the Planner. <br />Mr. French asked the average number of cars that would he in the <br />lot at one time. Mr. Olson replied that it was unlikely that the <br />17 spaces would ever be filled at one time and estimated the <br />maximum number of cars at 12 during a busy time. <br />Mr. Aogenson stated that studies have shown that between 55 and 60% of <br />customers shop the store when their car is parked at. the ;as island. <br />Page -2- <br />
