MINUTES <br />Planning Commission <br />Oct. 6, 1983 <br />Picha Plat <br />Mr. Dennis Peck, representing J. P. Holmes Builders, appeared <br />before the Commission and reported that they were purchasing the <br />property on a contract — for —deed. Mr. Peck reported that he would <br />like to inform the Commission of their concept for the development <br />of this property. <br />Also present at the meeting was Mr. LeMay who owns the property <br />to the east. <br />Mr. Peck reported that the property being discussed runs 356 feet <br />along Greenbrier and 220 feet along County Road D. In 1982 the <br />Council requested a subdivision sketch of this property. The <br />sketch proposed that the property be divided into 7 lots. Mr. <br />Peck reported that they were proposing to divide the property <br />as the sketch outlined. <br />Mr. Peck requested that Lots 6 and 7 be designated as duplex lots. <br />Peck also reported that there is sewer and water available to the <br />site. <br />Mr. Peck reported that if concept approval is granted, he will be <br />hack in November requesting preliminary and final plat approval. <br />Mrs. Timmons asked if Mr. Peck was aware of the recommendation that <br />a street he run through the property to connect Greenbrier and <br />Arcade. <br />Mr. Peck replied that he was and requested that the Commission <br />approve Lots 1 through 6 and could reserve action on Lot 7 until <br />this matter is resolved. <br />Mr. Peck also reported that the road would run along the south <br />boundary of his property and the property to the south is owned <br />by Thomas Picha. Mr. Peck commented that if the road went in <br />25 feet would be taken from his property and the other 25 feet <br />from the Thomas Picha property. <br />Mr. Peck stated that if the road went through, the assessments to <br />his property would be about $17,000 and he would request a variance <br />so that three lots could be developed in order to realistically <br />develop the property in view of this large assessment. <br />Mr. Peck also reported that they would be developing houses on the <br />property in the range of $60,000 to $80,000. The homes would he <br />stick — built. <br />Mr. DeLonais recommended approval of the concept for Lots 1 through 6 <br />on the Picha property subdivision and further declaring that the <br />issue of Lot 7 does not have to come hack to the Planning Commission <br />for action. <br />Page —2— <br />
