MINUTES <br />Planning Commission <br />Oct. 6, 1983 <br />Picha Plat <br />(Cont.) <br />Motion seconded by Mr. Costa. <br />Motion carried 8 - 0. <br />Armon Plaza Mr. Al Stern appeared before the Council on the conditional use <br />Sign request for construction of a pylon sign at the Armon Plaza. Mr. <br />Stern is a representative of the sign company that would he <br />constructing the sign. <br />The proposed pylon would be constructed on the southeast corner <br />of the property and would be 38 feet from the street. The sign <br />would be 96 square feet in size and would have a message board. <br />Mr. Notto of Realty World is the party making the request. <br />Mr. Motto reported that he will he renting approximately 30% of <br />the Armon building. Mr. Motto would also be the owner of the sign <br />and should he move from the building, the sign would be taken with <br />him. <br />Mr. Motto reported that he is requesting a variance so that this <br />sign can be constructed in addition to the address sign that Mr. <br />Vitale has on Little Canada Road. Mr. Motto felt that he needed <br />identification and Mr. Vitale feels that the building also needs <br />identification in the form of the address sign. <br />Mr. DeLonais asked what would happen if another tenant of the building <br />requested a pylon sign. <br />Mrs. Timmons did not feel it was realistic to have a tenant request <br />this type of sign for only one business in the building, when the <br />building also has a mortgage company and travel agency in it. <br />Mrs. Kingsbury suggested that the message hoard could he leased to <br />other tenants in the building. <br />Mrs. Timmons commented that the Planner has suggested that the sign <br />advertising leasing space he removed. Mr. Ducharme commented that <br />Mr. Vitale is agreeable to.thi.s. <br />Mr. Crittman, the Planner, reported that both signs would not be <br />permitted under the ordinance. <br />Mrs. Timmons stated that she can see the problem of the building <br />needing identification as it does not face the road. <br />Mr. Crittman stated that another sign is not permitted unless the <br />Council grants a condition use permit, which he would recommend <br />against. <br />Mr. DeLonais commented that he thought a business was allowed two <br />free - standing signs. <br />Page -3- <br />
