Waite <br />Lot Combination <br />& Subdivision <br />Mr. Nadeau also reported that the building would be a pole building <br />and would be insulated. <br />The Planner informed Mr. Nadeau that under the City Ordinance there <br />is not room for a second curb cut. The ordinance requires 200 feet <br />of frontage for two curb cuts. <br />Mr. Nadeau replied that in that case he would leave the plan as <br />presented. <br />Mr. Nadeau also reported that soil borings have been done on the <br />property and he would submit these. <br />Mrs. Timmons asked if setbacks and parking spaces have been reviewed. <br />The Planner replied that the Commission could make the proposal <br />subject to his review. <br />Mr. French recommended approval of the Nadeau proposal subject to <br />the approval of the City Planner and subject to the concerns raised <br />by the Building Inspector regarding the footings being resolved. <br />Motion seconded by Mrs. Kingsley. <br />Motion carried 5 — 0. <br />Mr. Rocky Waite appeared before the Commission requesting that Lots <br />1 through 5 and 47 and 48, Block 12, North Heights Addition be <br />combined and then subdivided into two lots fronting on Ruth Street. <br />The two resulting lots would then measure 85 feet by 135 feet. <br />Mr. French recommended approval of the combination and subdivision <br />of Lots 1 through 5 and 47 and 48, Block 12, North Heights Addition <br />as presented and in conformance with the City's Subdivision Ordinance. <br />Motion seconded by Mr. Ducharme. <br />Motion carried 5 — 0. <br />Dupre Mr. David Licht reported that Mr. Dupre is proposing to build townhouses <br />Townhouses on a site behind the 7 -11 that is zoned R -2. Therefore, townhouses <br />would need a conditional use permit. <br />Mr. Licht reported reported that he did an initial review of the plan <br />last Thursday and Mr. Dupre then came in with a revised plan on Monday <br />morning. This was the reason the Planning Commission received the <br />information so late. Mr. Licht also reported that Mr. Dupre would like <br />to begin work in June or July on the proposal. <br />page —3— <br />
