Costa pointed out that Mr. Frattalone has had the property <br />surveyed. <br />Mr. Frattalone stated that he intends to go ahead with the lot split <br />and join this property to the property where his greenhouses are <br />located. <br />Mrs. Timmons asked the basis for granting a conditional use permit <br />on this size property. The City Planner stated that the permit <br />consideration is assuming that the property will be combined with <br />the farm property. <br />Mrs. Timmons asked if someone with Less acreage than this could <br />do the same thing. The Planner stated that State law says the <br />property must be 10 acres or more unless the primary use of the <br />property is agricultural. Therefore, the Frattalone proposal does <br />meet these requirements. <br />The Planner pointed out that if the Frattalone property is split and <br />combined with the property on which the greenhouses are located <br />a building permit will not be required. t_ <br />Mr. Ducharme asked if the conditional use permit will state that the <br />use of the building is to be agricultural. Mr. Costa replied chat <br />etis is •That the permit is for and Mr. Frattalone could not use it <br />for anything-else. <br />`1rs. Timmons suggested that it he out in the minutes that this is the <br />understanding of the Planning Commission.', <br />'4r. Ducharme asked what would happen in the future to the use of the <br />building should Mr. Frattalone sell it. <br />The Planner stated that his recommendation would he that the resolution <br />approving the conditional use permit stare that the use of the building <br />is co be agricultural. Frattalone is taking out a conditional use <br />permit for a farm building. <br />Mr. Vitale asked if under the permit with no mention that it was <br />for a farm huilding if someone could come in to the City and put <br />a body shop in that !wilding.
