ARCHDIOCESE OF SAINT PAUL AND MINNEAPOLIS
Community Development Corporation
March 16, 1983
City Council Members
City of Little Canada
515 Little Canada Road
Little Cananda, MN 55117
328 West Sixth Street
Saint Paul, Minnesota 55102
612 - 291 -1750
[-XX EV.171
MAR 16
CITY OF
LITTLE CANADA
RE: Little Canada Elderly and Handicapped Housing Project
Dear Council Member:
At the March 3, 1983 Planning Commission meeting, a submission
was made for the re- zoning of the land for the above mentioned
housing project. At this time, I was presented with a letter
by Mr. Ed Locke stating estimated figures for insurance on the
development. (See attachment A).
At the meeting, I mentioned to Mr. Locke that I felt his figures
were incorrect. I told him that we have been getting buildings
insured at a rate much less than what he quoted; $.20 per
$100.00 of valuation.
I have had Mr. Locke's estimated insurance figures examined by our
insurance agent, Commercial Underwriters Incorporated. In turn,
our agent quoted an insurance premium on this proposed develop-
ment (attachment B).
It is my wish to bring accurate figures to your attention. It is
important to recognize that the support we receive in mort-
gage funds today is very limited. I would not hesitate to
introduce a sprinkler system into this development if the cost
savings on insurance was the same as those quoted in Mr. Locke's
letter.
Should you have any questions on this matter, please feel free to
call me at 291 -1750. I would be glad to answer any questions at
the Council meeting on Wednesday, March 23.
Sincerely,
ohn L.
