MINUTES <br />Planning Commission <br />November 10, 1988 <br />Conoco <br />Service <br />Station <br />CUP (Cont.) <br />is a service station. <br />Herkenhoff was concerned about health and safety under the proposal, <br />and asked about regulations governing gas stations. <br />The Planner reported that PCA regulations have been upgraded and there <br />are extensive requirements that must be met for underground gas tanks. <br />Herkenhoff stated that he had a problem with the curb cut proposed on <br />Centerville Road. Herkenhoff was also concerned about the increased <br />competition in the area, however, pointed out that the proposal does <br />meet zoning requirements. <br />Brevitz pointed out that Conoco has agreed to move the Centerville Road <br />curb cut as far north as possible. <br />The City Planner pointed out that it is good planning to locate the <br />highest traffic generators closest to an intersection so that the additional <br />traffic is not spread out over a greater section of roadway. The Planner <br />pointed out that in this instance it is not possible to place the curb <br />cut any further north, and it is not uncommon to have a service station <br />located on a property of this dimension. <br />Mrs. Mondor again expressed concern about the traffic situation. <br />Costa did not feel customers of the service station would use the <br />Centerville Road access point. <br />DeLonais felt that the curb cut would have to be used because of the <br />circulation within the site. <br />Herkenhoff asked if Conoco tried to acquire the Mondor property. <br />Brevitz reported that the price was too high, and the extra property <br />was not needed for the site. Brevitz also felt that the recent improve- <br />ments at the intersection will help the traffic situation. <br />Costa felt the improvements will bring more traffic to the intersection. <br />Mrs. Mondor again expressed concern about the traffic pointing out that <br />they have had cars hit their house as well as recently have a car roll <br />over in their yard. <br />Mrs. Poehls stated that she was concerned about traffic and indicated <br />that she has had cars in her yard as well. <br />Herkenhoff asked if there was a landscape plan for the site. <br />The Planner replied that there was a landscape plan included in the <br />Commission's materials, and the Planner explained that plan for the <br />Commission. The Planner pointed out that there is no security fence <br />proposed around the site. <br />Page 4 <br />
