MINUTES <br />Planning Commission <br />November 10, 1988 <br />Conoco The Planner pointed out that there is a grade change between the Conoco <br />Service site and the Mondor property and there is a small retaining wall proposed. <br />Station <br />CUP (Cont.) Costa asked the square footage of the building. <br />Brevitz replied that the square footage is 1,152 square feet. <br />Costa asked if there would be any car service work on site. <br />Brevitz replied that the operation is only for a convenience store with <br />4 gas pumps. <br />Mr. Herkenhoff recommended approval of the Conoco CUP as presented <br />subject to compliance with the recommendations of the City Planner as <br />contained in his November 3, 1988 report. <br />That motion died for lack of a second. <br />DeLonais stated that he was concerned about the curb cut proposed on <br />Centerville Road. <br />Schweizer shared this concern. <br />Mr. Costa recommended denial of the Conoco Conditional Use Permit due to <br />concerns with the curb cut proposed on Centerville Road which the Commission <br />believes is a hazard to the public. <br />Motion seconded by DeLonais. <br />Motion carried 4 - 0. <br />The Planner pointed out that this matter will go to the City Council on <br />November 23, 1988. <br />Frattalone Mr. Frank Frattalone appeared before the Commission requesting that his <br />Rezoning property on Spruce Street be rezoned to I -1. Frattalone pointed out that <br />Request the Council recently rezoned his property from I -1 to I -P and he has <br />concerns about the restrictions that the I -P zoning will place on his <br />property. Frattalone reported that he realizes that his property is <br />grandfathered in, however, was concerned about the status of his <br />grandfather rights should he wish to sell his property in the future. <br />Frattalone reported that the restrictions that he was concerned with <br />in the I -P District are the requirement of 25% green area, elimination <br />of the body shop use, limitation of outside storage to 75% of the <br />building size. Frattalone pointed out that his building is designed for <br />an excavator or trucking terminal, or equipment repair, and these uses <br />would require outside storage. <br />Page 5 <br />
