Curb Cuts: <br />The submitted site plan shows two curb cut access points at this <br />site. The Zoning Ordinance allows one curb cut access for each <br />125 feet of street frontage. The subject site contains 237 feet <br />of street frontage. While this site may not qualify for two <br />access points, we believe two curb cuts are necessary at this <br />site to ensure safe vehicle movement in and around this site, <br />particularly on a corner lot at a busy intersection. This can be <br />accommodated under the conditional use permit. <br />The Zoning Ordinance also states that no curb cut access shall <br />exceed 24 feet in width, except on the approval of the city <br />Engineer. The site plan proposes both curb cut widths to be 32 <br />feet. The City Engineer must review and approve this width prior <br />to final approval. <br />The Ordinance requires curb cuts to be located a minimum of sixty <br />(60) feet from intersecting right -of -way lines. The applicant's <br />site plan shows the curb cut to Centerville Road is only fifty - <br />seven (57) feet from the intersecting right -of -way lines. It <br />appears that adequate space is available to relocate the curb cut <br />to accommodate the required sixty (60) foot distance. <br />Grading: <br />The applicant has submitted a grading plan that shall be reviewed <br />and approved by the City Engineer. <br />Trash Enclosure: <br />The site plan proposes a trash dumpster to be placed in a three <br />sided masonry enclosure. The applicant should provide for a <br />screen on the open side so that the dumpster is totally enclosed <br />and not visible from any adjacent property or from the public <br />right -of -way. <br />Signage: <br />The applicant must provide a detailed plan depicting all proposed <br />signage for review and approval prior to final site plan <br />approval. <br />Landscaping: <br />The site in question is surrounded by commercially zoned land <br />that is currently being utilized as residential property. The <br />planting plan submitted appears to provide adequate screening of <br />the proposed use from adjacent property. <br />Page 26 <br />
