P11NUTES <br />Planning Commission <br />November 10, 1988 <br />Conoco has reviewed the Planner's report dated November 3, 1988 and Conoco <br />Service is willing to comply with the recommendations of the Planner. Brevitz <br />Station presented the Commission with pictures of a similar convenience store/ <br />CUP (Cont.) gas station to the one he is proposing which is located at the inter- <br />section of County Road C and Snelling. <br />Costa asked how much property Conoco would be purchasing for the store. <br />Brevitz replied that they would be purchasing approximately 30,000 square <br />feet. <br />DeLonais asked if the Mondor property was included in the purchase. <br />Brevitz replied that it was not. <br />DeLonais pointed out the other gas stations in the area and questioned <br />the need for additional competition in that area. <br />Brevitz replied that there were only two other stations in the area. <br />Costa asked how far the proposed driveway on Centerville Road was from <br />the intersection. <br />The Planner pointed out that he is recommending that the curb cut on <br />Centerville road be moved three feet further north to comply with the <br />60 foot requirement for curb cuts from intersections. <br />DeLonais felt that the curb cut on Centerville Road should be as far <br />north as possible. <br />The Planner pointed out that he is recommending that it be positioned <br />as far north as possible. The Planner also informed the Commission <br />that there would be room for two cars to stack on Centerville Road <br />at the intersection and the Conoco site would also have room to stack <br />cars on their property before these vehicles pull out onto Centerville <br />Road. <br />DeLonais felt that the intersection was a dangerous one. <br />The Planner felt that the signalization of the intersection will help <br />the situation. <br />Herkenhoff asked if the curb cut on Centerville Road would need approval <br />of the County. <br />The Planner pointed out that there will he a curb cut on Little Canada <br />Road in addition to the one on Centerville Road. The curb cut on Little <br />Canada Road has been positioned as far east as possible. <br />Costas asked if there was anyone from the general public present wishing <br />to be heard. <br />Page 2 <br />
