MINUTES <br />Planning Commission <br />July 14, 1988 <br />North <br />Suburban <br />Develop- <br />mental <br />Achievement <br />Center <br />(Cont.) <br />Menkveld <br />Subdivision <br />Mr. Herkenhoff recommended approval of the conditional use permit <br />requested by North Suburban Developmental Achievement Center to <br />locate a service site at 93 West Little Canada Road subject to the <br />recommendations of the City Planner. <br />Motion seconded by Mr. Perlinger. <br />Motion carried 6 - 0. <br />Mr. Jack Menkveld appeared before the Commission requesting approval <br />of a combination of 10 lots on Park Avenue and the resubdivision of <br />these lots into 4 residential lots. The lot dimensions will meet City <br />Code requirements. <br />Davison asked if there was any filling of the property necessary. <br />Menkveld replied that proposed Lots 2, 3, and 4 are quite high. However, <br />there is a low spot on Lot 1 which will be filled with material located <br />on -site. Menkveld pointed out that the lots will front on Park Avenue <br />and that Lake Street has been vacated in this area. <br />Warren Fritzie, 2573 Spruce Street, asked what will happen to existing <br />Lot 22. <br />Menkveld reported that he is purchasing Lot 22 and it will be combined <br />with Lots 23 and 24 to make a buildable lot. Menkveld reported that the <br />house that is located on Lots 19 through 22 is located towards Lots 19 <br />through 21, therefore, Lot 22 can be sold with effecting existing development. <br />Steve Magnuson, 2593 Spruce Street, reported that he had concerns with <br />the drainage of the area reporting that there are property owners in <br />the area who have wet basements. <br />Menkveld replied that the lots will be graded so that they drain toward <br />the street. There will be no run -off onto adjacent property. <br />The City Planner pointed out that the City Engineer will review the <br />grading and drainage of the lots. <br />Magnuson stated that his only concern is that the run -off from the <br />property is disposed of properly. <br />Schweizer recommended approval of the Menkveld subdivision request subject <br />to compliance with the recommendations of the City Planner and subject <br />to the City Engineer's review and approval of drainage to ensure that <br />water problems are not caused to adjacent properties from this development. <br />Motion seconded by DeLonais. <br />Motion carried 6 - 0. <br />Page 5 <br />
