No Overnight Facilities: <br />The North Suburban DAC operational hours are from 8:00 to 4:30 <br />p.m. There will be no overnight operational hours, nor patrons <br />at the site overnight. <br />Parking: <br />The existing office building's total size is 12,000 square feet, <br />which by ordinance requires 57 parking stalls. The office site <br />has provided 69 parking spaces, exceeding the ordinance <br />requirements. North Suburban DAC wishes to lease 1,620 square <br />feet of the building, as a service center for the physical and <br />vocational training of mentally handicapped people. Based on the <br />application of the day school parking ordinance standards, this <br />use will require six (6) parking stalls. Due to the nature of <br />North Suburban's use of the proposed office space, the total <br />parking stalls required for the office building is reduced. In <br />either case, North Suburban's proposed use will not negatively <br />impact the parking situation of the site, due to the present <br />number of parking spaces which exceeds the requirements. <br />Proximity to Arterial: <br />The site is located on Little Canada Road, a major east /west <br />route, with an interchange on and off of Interstate 35E. The <br />site is east of Rice Street, which is an arterial street in <br />Little Canada. Clients of the facility will access the site by <br />utilizing Metro Mobility, fifteen (15) passenger vans (Metro <br />Mobility is a branch of MTC), or by using MTC bus service to the <br />intersection of Rice Street and Little Canada Road and then <br />walking to the site. The site is one block east of Rice Street. <br />It should be noted that a sidewalk exists on the west side of <br />Rice Street; however, no sidewalk exists on Little Canada Road, <br />between Rice Street and the site property. The proposed facility <br />is not anticipated to cause any traffic problems for Little <br />Canada Road, or any of the area arterials. <br />Signage: <br />The office building at 93 West Little Canada Road provides a sign <br />space for each tenant in the building. The tenant's sign is <br />placed over one of the three main front entrances into the <br />building. No signage plan is required for the DAC facility at <br />the site, there will be no signage other than that provided by <br />the office building management. <br />Compatibility: <br />The Rehabilitation Center trains mentally retarded adults in <br />vocational skills. The facility subcontracts work that is office <br />related in nature. The trainees put together office materials <br />and paper products, such as company inserts into billing <br />statements.
